Summary:

The lease analyst maintains and monitors all activities for the Right-of-Way lease and rental payments of the Company.

Essential Duties and Responsibilities:

  • Maintains and monitors lease, rental and permit database of company facilities.
  • Researches and analyzes Company land and property rights and provides information and interpretation to internal and external customers.
  • Maintains Central Records Management system.  Develops and maintains Right-of-Way (ROW) computer database.
  • Develops and maintains Department’s ROW renewal and rental payment books.  Monitors expenditures and provides projection reports on rental expenditures.
  • Processes lease and rental payments accurately and on schedule
  • Assists with verification of easements, deeds, agreements, leases or licenses requested by outside companies, agencies, or individuals.  Assists in preparation of renewal documents for extension of leases and rentals.
  • Provides work direction to third party right of way clerical staff (title, appraisals)
  • Serves as a Notary Public.
  • Comprehensive knowledge and ability to examine land titles and property rights; to plot descriptions, inclusive of metes and bounds; understanding of legal engineering terminology; ability to read and interpret engineering drawings.
  • Provides administrative support such as responding to queries and requests, scheduling appointments and meetings, filing and organizing, managing office supplies and resources as well as handling sensitive information with discretion.
  • Provides support to positive pay including assisting in the review and processing of ROW payments in SAP module; fielding inquiries from AP, Disbursements and Treasury; and processing reports.

Requirements:

Education and/or Experience, Knowledge, Skills & Abilities:

To perform this job successfully, an individual must be able to perform each essential job duty satisfactorily. The requirements for this position are listed below:  

  • High school diploma or equivalent and 2-5 years of relevant experience. Bachelor’s Degree preferred.
  • Knowledge of real estate principals, rules and regulations pertaining to the acquisition of rights-of-way, licenses, permits and other land rights is favorable.
  • Ability to read, understand and prepare technical documents such as easements, leases, licenses, etc. is preferred.
  • Excellent oral and written communications skills both internally and externally
  • Possess computer competencies including but not limited to Word, Excel, Adobe Acrobat, ability to navigate Databases, etc.
  • Strong Interpersonal skills - high degree of interaction with a variety of groups from field construction personnel, vendors and internal personnel (environmental, engineering, operations).
  • Demonstrated ability to plan, schedule prioritize and forecast multiple processes and priorities.
  • Must be team-oriented and self-directed.
  • Prior experience with SAP a plus

Working Conditions:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

  • Usually, normal office working conditions.
  • Must be able to remain in a stationary position 50% of the time due to prolonged periods of sitting or standing.
  • Some travel required, including overnight.
